How Mortgage Refinancing Works in China

Chinese mortgage refinancing takes two forms. The older route — 转按揭, transferring the mortgage between banks — has been restricted in most cities for years. The route that replaced it is subtler: rates on existing mortgages reprice on their agreed repricing dates, and policy adjustments to the pricing conventions have at times realigned existing borrowers' rates without any paperwork. When rates move the other way, the practical options are negotiating with your lender, using a lump-sum prepayment to shorten the pain, or (for fund contributors) blending in a housing-fund loan. This calculator prices whatever switch you are actually offered: old rate and term versus new rate and term, with the costs rolled in.

The break-even is the whole decision

Refinancing costs money upfront — valuation, notarisation, new contract fees — and saves a monthly margin thereafter. Costs Recovered After divides the one by the other: if the break-even lands beyond your remaining term, the switch never pays for itself. The calculator flags exactly that, in words, under the results. A shorter new term usually recovers costs faster because the monthly saving concentrates.

Term reset cuts the payment and adds the interest

Refinancing typically restarts the clock on the term you choose. A 20-year balance refinanced into a fresh 30-year term shows an impressive monthly saving and a sobering total-interest number — the two figures in the results panel exist to keep that honest. Set the new term equal to your remaining years to compare like with like.

What the Results Mean

The Monthly Saving is the difference between the current instalment and the new one, with your costs added to the refinanced balance. The two remaining-interest figures compare the rest of the loan's cost on each path, and Total Saving / Extra Cost nets them. All of it runs on the rates you enter — this calculator never supplies a market rate.

Frequently Asked Questions

Can I move my Chinese mortgage to another bank?

Outright inter-bank transfers (转按揭) are restricted in most mainland cities. What remains practical: repricing on your contract's repricing date, negotiating with your current lender, blending a lower-rate housing-fund loan, or prepaying to cut the interest base. The calculator prices any switch someone actually offers you — whoever offers it.

What costs should I enter?

Whatever the switch charges you in total — valuation and notarisation fees, new-contract charges, any penalty your contract imposes for restructuring. If the offer bundles costs into the new balance, entering them here reproduces the lender's own numbers.

How is the new rate on Chinese mortgages determined?

Most mortgages are priced as a reference base rate set at origination plus a fixed spread, with the base portion repricing on the agreed repricing date. The spread is contractual and normally fixed for the life of the loan. What you enter in this calculator is simply the all-in rate on each side of the switch — you never need to decompose it.

Refinance or just overpay?

They attack the same interest bill from two ends: a lower rate, or a smaller principal. If you hold cash, the Overpayment Calculator shows the guaranteed saving; if a genuinely lower rate is on offer, this calculator shows whether the costs are worth it. The two tools side by side are the decision.
