Chinese mortgage affordability has two hard constraints and one soft one. The hard constraints: the instalment a lender will advance against your verified income, and the down payment you must bring. The soft one: every bank interprets income, obligations and risk its own way. This calculator makes the standard capacity calculation transparent — combined income, existing obligations, a debt-service ceiling you set, your down-payment percentage and the rate you have been quoted — and turns it into the maximum property price all those numbers support.
The 15% floor is a floor, not a promise
The national minimum down payment for a first home has been 15% since the policy adjustments of late 2024 — but that is a national policy floor, not a guarantee: local authorities and individual lenders can and do set higher minimums, and second-home rules differ again. Many cities still work with higher effective down payments for various property classes. Treat 15% as the theoretical bottom, and set the field to what your city and bank actually require.
Housing fund loans change the arithmetic
If you contribute to the housing provident fund (住房公积金), a housing-fund loan typically prices materially below commercial mortgage rates, with local caps on how much you can borrow (commonly linked to your fund balance and the city's ceiling). Many buyers combine a fund loan with a commercial top-up. This calculator prices a single commercial-style mortgage; enter the blended rate on the combined amount as an approximation, or model the fund portion separately.
What the Results Mean
The Maximum Mortgage Amount is the principal whose annuity instalment exactly fits the payment capacity left after existing obligations and within the ceiling you set. The Maximum Property Price grosses that up by your down-payment share — the price where the loan and the deposit exactly meet. The interest figure is the full-term cost at your rate: the number that argues for buying less house than the maximum.
Frequently Asked Questions
How much can I borrow for a mortgage in China?
There is no single published limit — each bank sizes the loan from your verified income, existing obligations and internal debt-service rules, with caps tied to the property's appraised value and your down payment. The calculator mirrors the standard capacity method so you can anticipate the order of magnitude before you apply.
Is 15% really the minimum down payment?
15% is the national policy floor for first homes set in 2024 — local authorities and lenders may require more, and second-home rules differ. Confirm the effective minimum for your city, property class and lender before planning around the floor.
What is the difference between a fund loan and a commercial mortgage?
Housing provident fund loans are priced off fund-loan rates that are typically lower than commercial mortgage rates, with borrowing limits set locally by your fund balance and city caps. Commercial mortgages are priced by each bank. Buyers often combine both; the calculator prices a single loan, so enter a blended rate for the combined structure.
Does the calculator include the other costs of buying?
No — deed tax, agent commissions and other transaction costs are separate. Keep a buffer beyond the down payment for those; the guidance in the results tells you when the deposit shown is below the policy floor.
