How Mortgage Overpayment Works in China

提前还款 on a Chinese mortgage is the single most effective lever most households have over their total interest bill, because a mortgage's long term means interest compounds for decades. Prepayments go to principal; every yuan removed stops generating interest for the rest of the term. This calculator models both a one-off lump sum and a permanent monthly extra, at the rate actually written into your contract.

Shorten the term or reduce the instalment

After a lump-sum prepayment, Chinese lenders offer the same two recalculations as on any loan: keep the instalment and shorten the remaining term (缩短年限), or keep the term and cut the instalment (减少月供). Shortening is mathematically the stronger interest saver — the instalment keeps striking the principal at full force. Reducing buys monthly room instead. The calculator prices both so the choice is a number, not a mood.

Prepayment rules to expect

Lenders typically accept mortgage prepayment after an initial period (commonly 12 months), often once per month or by appointment, sometimes with a minimum amount. Prepayment penalties have largely disappeared on new contracts, but your contract governs — check the prepayment clause before scheduling. Year-end lump sums from bonuses (年终奖) are the classic funding source.

Overpay versus keep the cash

A mortgage prepayment is a guaranteed, tax-free return equal to your mortgage rate — hard to beat risk-free, but irreversible. Keep an emergency buffer first, and if you hold high-rate revolving debt, clearing that before the mortgage saves more. Where the two conflict, the Budget Calculator and the card-payment tools make the trade-off explicit.

Frequently Asked Questions

Is there a penalty for prepaying a Chinese mortgage?

Prepayment penalties have become rare on current contracts, and most banks accept prepayment after the first year without a fee — but the exact rule is in your mortgage contract's prepayment clause. Some banks limit frequency (for example once a month or by appointment) or set minimum amounts per prepayment.

Why does shortening the term save so much more interest?

Because the instalment stays at full strength and keeps reducing principal aggressively, while the reduced-instalment option stretches the same principal over the original timeline. On a 25-year balance the difference between the two choices at the same lump sum is often years of interest.

Do I need to recalculate anything with the bank?

Yes — a prepayment triggers a recalculation the bank performs, and the two modes (shorten versus reduce) are chosen at that moment. This calculator previews both outcomes so you arrive knowing which to ask for.

Should I prepay or invest the money instead?

That is a risk decision: prepayment returns exactly your mortgage rate, guaranteed. Any alternative has to beat that after risk, taxes, fees and lock-up. This calculator supplies the guaranteed side of the comparison; the investment side is yours to judge.
